Resident (Tenant) Information
APPLICATION GUIDELINES
- Application fees are $35 per applicant and are nonrefundable.
- Security deposits are $50 less than the agreed upon monthly rental amount.
- When pets are accepted, pet deposits are determined by each owner. No more than 2 pets per property. All pets must be over 1 year of age and have their own rental history with you.
- The owners will be looking for positive rental, employment, and credit history to approve the application.

PAYMENTS / RENTS
Payments for Application Fees, Deposits, Rents, Utilities, and other items can be paid online by credit/debit card and electronic check. To read more about the PayLease system, vist the Pay Rent link. Rent payments are due on the 1st of each month and late after the 3rd.
STATEMENTS
When there is a balance due on your rental account, a statement will be sent to you between the 20th and 25th of that month. All charges are due with your next rental payment. Reasons for balances due could include, but are not limited to, water/sewer bills, utilities not transferred into your name prior to move in, and damages and/or maintenance deemed to be your responsibility, or caused by you, your occupants, or your guests.
MAINTENANCE
There will be some maintenance items that are your responsibility as stated in your lease. If any items need maintenance outside of that realm, please call us to report the item during normal business hours, or you may e-mail us with detailed information about the item needing service. Calls for maintenance after hours should only be for true maintenance emergencies, including, but not limited to, the following items: fire, electrical sparking, lack of heat when temperatures are below freezing, and uncontrollable water. Lack of power or the smell of gas should be reported immediately to the utilities company responsible for service, followed by a report of service call to A Vantage Properties so we can record the problem within our property history information. CLEANING GUIDELINES
A Vantage Properties believes in providing clean homes. With that in mind, we have a set of cleaning guidelines that we provide to Residents and cleaning services for move out cleans, helping to make sure that you don’t have to clean when you are moving in.
