FEES
Please note that compensation charges by real estate brokers are not set by law. Each real estate broker establishes such charges. A Vantage Properties does not provide fee amounts until we have had the opportunity to talk with you about our services in more detail and visit the property to ensure that we are the right “fit”. A Vantage Properties believes that there is so much more in making a decision to work together than just fees.
ADVERTISING/MARKETING
A Vantage Properties provides extensive internet marketing. AVP asks you to visit the different search engines and type in Castle Rock (or your town) Colorado Homes (or Houses) for Lease (or Rent). What web sites come up in the top 20 within the search engines? Do you want your property listed there? Homes listed with A Vantage Properties can be found on over 30 different web sites!
A Vantage Properties also gathers detailed information about each home that we lease. If you have not already visited one of the homes online that we currently have for lease, please do so. This is the best way to see our marketing strategy with Virtual Tours, Room Dimensions, Community Information, and so much more.
RESIDENT SCREENING
A Vantage Properties has a detailed application with screening process that includes credit checks, criminal checks, sex offender registry, OAFC registry, and verification of rental and employment history, as applicable, for every adult to reside at the property. Each of our homes have online applications to allow for residents to lease the home as easily as possible.
LEASES
A Vantage Properties leases are very detailed, explaining resident and owner responsibility as well as going over some basic property maintenance items. There are separate addendums for pets, large animals, mold, and yard maintenance that are included as applicable. Future residents have told us that they were advised by their attorney that the lease is very “owner centric”. We try to keep our owners protected!
OWNER ACCOUNTING
A Vantage Properties can process and pay recurring expenses for the owner as agreed upon, including, but not limited to, the mortgage, home owner association assessments, water and sewer bills, etc. Other authorized expenses will also be processed and paid as they occur. Owner statements are processed on or about the 15th of each month.
ONLINE PAYMENTS
A Vantage Properties provides owners with the ability to receive their monthly proceeds and statements electronically - no lost mail. We also provide residents with the ability to pay application fees, deposits, rents, and water/sewer bills online too!
